Exos pants from OR fit all of your criteria (they come in a khaki color that is really nice). The only downside is they don't have ketoprotec or some other kind of panel on the ankle insides to protect against edge (or crampon) damage, but that is easy enough to add. I got these last spring on sale (mountain gear, perhaps?) and they are very durable. I don't know if it comes in a women's model, however.

Jill has been using the Marmot Precip pants which have full side zips and an elastic cuff. During our spring tours, we usually unzip the sides and attach the legs to our pack waistband. We wear a light colored base layer and are comfortable on those warm, windless spring tours in the Sierra. On our tour up Stevens Peak, Jill was stopped by 3 young women who were interested in her unzipped pant setup. They were in the typical touring/ski pants and were roasting.

2nd that on the Marmot precip pants............love the ventilation, but mine are in black.....

The best pants I've ever used were the Mammut Courmayeur in Taupe.

I went to replace them last year and were told they weren't made anymore. I now have the Mammut Champ (Carbon) for cooler days, with long johns for cold days and use the Patagonia Jackalope (retro khaki) for warm days & summer.

Now, the Courmayeur is showing up on mammutusa.com....go figure

Another pant I was looking at for warm tours is the OR Contour, but OR stuff doesn't fit me.

mammut Champ Pant...scholler. Not a swamp-fest like fuzz lined softshell pants made for cold and dry weather. These are highly breathable and are the choice of corndoggers up and down the crest!
